1. Realtors have almost all
of the buyers. 85% of all buyers buy their house through real
estate agents. If your house is not listed in the Realtor MLS (the
computerized Multiple Listing Service), the vast majority of buyers
will never even know its for sale. Fewer prospects means fewer
offers, more days "on the market", and lower selling prices--and
thats a fact. As for exposure to potential buyers, consider this:

2. Selling it yourself does not mean that you save the
commission. Whether you sell your house yourself or sell
it through a realtor, the net amount that you end up getting (IF
everything is accounted for properly) will be approximately the
same. In some cases, it will actually cost you more to sell it yourself.
So while a decision to try to save the commission may
sound like a good idea in the beginning, it usually turns out to
be faulty logic. HERE'S WHY.

So, save yourself the hassle from
the beginning. Put your house on the "real" real estate
market (i.e., the one that has all the buyers). List it with
a Realtor.
